Renting Without Getting Burned

Most US rental disputes are about deposits and move-out, but protecting yourself starts on viewing day. Newcomers without credit history also face extra hurdles โ€” covered here too.

Progress0/8 done
  1. Know the real cost, not just rent

Ask what's included: water/electric/gas/internet, parking, pet fees, trash, application fee, admin fee. In big complexes the extras can add $100โ€“200 a month.

  2. Watch for rental scams

Never pay before seeing the unit (in person or live video). A "landlord abroad" who can only take a wired deposit is almost always a scam. Prices clearly below market deserve a hard question. Fake listings exist even on Zillow and Apartments.com.

  3. Passing screening without credit history

Common options for newcomers: offer 1โ€“2 months extra deposit, show an offer letter or bank statement (typically 2.5โ€“3ร— rent in income), use a guarantor or a paid service like TheGuarantors, or co-sign with someone who has credit.

  4. Read the lease line by line before signing

Key clauses: lease term and early-termination penalty, sublease policy, rent-increase terms, repair responsibilities, guest policy. Any verbal promise ("we'll replace the carpet") counts only if it's written into the lease.

  5. Photograph everything on move-in day

Walls, carpet, appliances, faucets, toilet โ€” photograph every existing defect (with timestamps), fill in the move-in inspection form, and keep a copy. This is your strongest evidence for getting the deposit back.

  6. Buy renters insurance

Many buildings require it. $10โ€“20/month covers theft/damage of your belongings and liability (like a leak flooding the unit below) โ€” well worth it. Lemonade, State Farm, etc. take 5 minutes online.

    ๐Ÿ’ฒ $10โ€“20/mo

  7. Pay traceably; know your tenant rights

Pay rent by check or the online portal and keep records โ€” never cash. Make repair requests in writing (text/email). State law regulates landlord entry notice (usually 24โ€“48 hours) and deposit return deadlines (usually 14โ€“30 days) โ€” search "tenant rights + your state".

  8. Do move-out by the book

Give written notice per the lease (usually 30โ€“60 days) โ†’ clean and fix damage you caused โ†’ schedule a move-out inspection with the landlord โ†’ leave a forwarding address for the deposit. If the deposit is wrongly withheld, your move-in photos and written records win in small claims court โ€” the process is simple and tenants often prevail.
